This all boils down to the type of searches contained in the Home Information Pack (HIP) and when selling a property your choice of HIP or in other words , type of search, will have a potential impack on your sale.

Some points to consider:

  • (HIP) - What sort of search is in the Pack – the official local authority search or a personal search?
  • (HIP) -  Does the search rely on indemnity insurance to cover missing information or is it a full local authority search that requires no additional insurance?
  • (HIP) - If there is indemnity insurance, when does it expire?  Is this acceptable to the buyer of the property?
  • (HIP) - Will the mortgage lender accept the search and if so who will be held liable for missing or inaccurate information?
  • (HIP) - If you are a solicitor acting on behalf of a buyer, you have the right to reject the search provided in the HIP
  • (HIP) - How will your use of different types of searches impact on your reputation with the buyer? Will this have an impact on the sale of your property?

Brief history on the Home Information Packs (HIP)            Pen

On the 1st of August 2007 the government introduced a home information pack (HIP).  The phased roll-out began with four-bedroom properties but is now compulsory for all homes placed on the market to sell.  From 1st October 2008 the government have decided to ensure that all properties previously exempt from a HIP because they missed the original roll out, must now have an energy performance certificate (EPC).

What is a HIP? Book HIP

The home information pack (HIP) gathers together information that a buyer may wish to know about the property for sale.  Once the home information pack (HIP) has been produced then either the seller or the estate agent working in behalf of the seller, must be able to produce a pack for any potential purchaser of the property.

Gathering this information together prior to the sale of property should speed up the process from offer to exchange.  This is believed to reduce the number properties that fail to complete.

What properties don't require a Home Information Pack (HIP)?

  • (HIP) - A property sold prior to being demolished.
  • (HIP) - The sale of a rented property.
  • (HIP) - The sale of a number of properties as a portfolio.

What does a Home Information Pack (HIP) contain?

  • (HIP) - Energy performance certificate (or EPC). 
  • (HIP) - Local authority search.
  • (HIP) - Drainage and water search.
  • (HIP) - Title documents.
  • (HIP) - Title plan.
  • (HIP) - Sale statement.

Extra information required leasehold properties.

  • (HIP) - The lease.
  • (HIP) - The address and name of the managing agent and landlord.
  • (HIP) - Service charge statements from the last three years.
  • (HIP) - Financial requests made by the landlord over the last year.
  • (HIP) - Rules and regulations made under the lease.
  • (HIP) - Any amendments to the lease.
