Who needs and Energy Performance Certificate (EPC)?
Whether you are selling a home or buying a home the property needs an Energy Performance Certificate (EPC). From 1st of October 2008 an energy performance certificate (EPC) is required on all rented property plus any property for sale even prior to the HIP legislation.
Why do we now have the Energy Performance Certificate (EPC)?
Only a few people are currently aware that almost half of the carbon emissions produced in the UK come from the homes we live in. To put this into perspective, this is double the amount produced by planes and cars. If we can increase the energy efficiency of our homes this will have a dramatic effect on the country's carbon emissions.
What does an Energy Performance Certificate (EPC) tell you?
An Energy Performance Certificate (EPC) will inform you on how efficient your property is and will give you a grading. The scale used on energy performance certificate (EPC) is from A to G. The band signifies the more efficient homes with potentially the lowest fuel bills.
In the UK, most properties will be between D and E on both rating scores. The first rating will be energy efficiency of your own home, while the second rating includes recommendations on how you may improve the energy efficiency of your home.
