Services

We offer a full range of services to suit every landlords’ requirements; letting you achieve a regular monthly return on your investment. With our knowledge and expertise we fully understand the market and have first hand experience of all that is involved as an owner of a rented property. There are three flexible packages available which can be tailored to your needs. Bates & Co offer a list of accomplished tradesmen to carry out any maintenance or repairs to your property.

BRONZE - Full Details

Intro Only fee:  One Month Rent (Capped at £850.00)

 

This fee will be deducted from the first month’s rental payment received from the new tenants.  

The set up fee includes:

– Property valuation and production of relevant comparable rental prices for your property.

-The preparation of property details, with a full description and pictures.

– Marketing of the property, this includes:
Unlimited coloured photographs, detailed description of property on Rightmove, Zoopla and Bates & Co website, window Card advertising your property in our shop window

– Providing an Energy Performance Certificate for the property

– Full consultation on all applications received and full feedback from subsequent tenant application reference checks (in compliance with the Data Protection Act).

– Drawing up of Tenancy Agreements (all terms to be discussed).

– Providing the tenants with the compulsory government approved guidelines on “How to Rent”.

– Providing the tenant with a copy of the Energy Performance Certificate.


NB: If a current valid Gas Safety Certificate is unavailable from a CORGI registered installer on move in, the cost of obtaining a certificate will be deducted from your first month’s rent as this is a legal requirement.*

The Move In Process
which includes the following:

– Receiving the tenants first month’s rent and deposit (deposit is calculated to 5 weeks’ worth of rent)

– Witnessing the signing of the Tenancy Agreements by the tenants and handing over keys.

– Setting the tenant up with a standing order mandate for future rents to be paid directly to the landlord on the same date each month (subject to national holidays)

– Providing the tenants with welcome letters containing relevant information in relation to the property and the landlord’s contact details along with a copy of gas safety inspections (if applicable).

– Providing the tenant with a detailed inventory of the property.

– Registering and sending the deposit to the government approved deposit protection service, followed by transfer over to your own landlord ID.

SILVER - Full Details

Rent Collection Service

 

Monthly Management fee:  8% of monthly rent

 

Tenancy set up fee: £450

 

The setup fee will be deducted from the first month’s rental payment received from your new tenants.

The 8% rent collection fee will be deducted from your statement of account every month.

 

The setup fee includes everything included in the introductory only service plus the following additional services:

– Collection of monthly rent from your tenants and monthly statements for all rental payments received.

– Tenancy Renewals – This includes all necessary administration including drawing up of new tenancy agreements and the renewing of deposit.*

– Chasing late and non-payment of rent including all necessary administration; liaising with tenants and the drawing up of relevant letters/notices.

– The drawing up and serving of eviction notices.*

– Notification of any new regulations and changes in legislation that may affect you.

– Notification and reminders of gas safety inspections.

The Move Out Process –
which includes the following:

– All of the administration processes involved when your tenants move out.

– Liaising with yourself and tenants to ensure a stress free move out.

– Arranging and booking the checkout inspection with a third-party inventory company and providing you with report.

GOLD - Full Details

GOLD: Full Management Service

 

Monthly Management fee:  12% of monthly rent

 

Tenancy set up fee: £450

 

This fee will be deducted from the first month’s rental payment received from your new tenants.

The 12% monthly management fee will be deducted from your statement of account every month. 

 

The setup fee includes everything included in the introductory only service plus the following additional services:


– Registration of deposit which is securely held in an approved government scheme.

– Providing the tenant with certificate and compulsory literature regarding deposit protection.

– Collection of monthly rent from your tenants and monthly statements for all rental payments received.

– Tenancy Renewals – This includes all necessary administration including drawing up of new tenancy agreements and the renewing of deposit.*

– Chasing late and non-payment of rent including all necessary administration; liaising with tenants and the drawing up of relevant letters/notices.

– The drawing up and serving of eviction notices.*

– Notification of any new regulations and changes in legislation that may affect you.

– Notification and reminders of gas safety inspections.


The Move Out Process –
which includes the following:

– All of the administration process involved when your tenants move out.

– Liaising with yourself and tenants to ensure a stress free move out.

– Arranging and booking the checkout inspection with a third-party inventory company and providing you with report.

– Unprotecting the deposit from the government registered deposit scheme and returning it to the tenant (unless there are any deposit disputes)

– Dealing with any deposit disputes.

– Regular rental comparisons to ensure you are achieving the best return on your property.

– Property inspections/Routine visits – with feedback & report to be carried out every 6 months unless agreed otherwise.*

Property Maintenance
– Instruction of reliable and competitive contractors to provide quotes and complete works or to liaise with your own specified trades if requested (invoices of which will be deducted from the monthly rental payment).
